Project overview

Narang Club House is a residential project delivered by KARANI GROUP in India. Our team took the scheme from technical drawings and material selection through to on-site execution, snagging and handover, working to the programme and quality benchmarks agreed with the client and consultant team.

Scope of works

The delivered scope covered bespoke joinery, marble and stone works, false ceilings, lighting design, MEP coordination and final furnishing. Everything was coordinated in house, with bespoke elements manufactured at our own joinery facilities — 35,000 sq ft in the UAE and 18,500 sq ft in India — so that fabrication tolerances, finishes and lead times stayed under our direct control.

Delivery approach

KARANI GROUP works as a single-point contractor: one team is accountable for design coordination, procurement, site management, MEP integration, authority approvals and final commissioning. Weekly progress reporting, method statements and quality checklists give the client visibility at every stage, and a defects-liability period follows practical completion.

Programme and quality control

Every KARANI GROUP project runs against a baseline programme agreed at mobilisation, broken into procurement, first fix, second fix, finishes, testing and commissioning. Material submittals and shop drawings are cleared with the consultant before fabrication starts, long-lead items are ordered against a locked specification, and site inspections are recorded at each hold point. Health, safety and environmental procedures follow ISO-certified method statements, with toolbox talks, permit-to-work controls and daily site supervision. Where the building remains occupied or trading, works are phased and noisy activity is scheduled out of hours so the client's operations continue uninterrupted.

Materials, joinery and finishes

Bespoke elements — reception desks, wall panelling, wardrobes, display units, counters and feature ceilings — are manufactured in our own facilities rather than subcontracted, which keeps tolerances, veneer matching and lead times under direct control. Stone, solid surface, glass, metalwork and specialist finishes are procured through long-standing suppliers in the UAE and India, and samples are approved on site before bulk order. Sustainable options, including low-VOC finishes, responsibly sourced timber and energy-efficient lighting, are offered wherever the specification allows.

Handover and aftercare

Practical completion includes a joint snagging walkthrough, testing and commissioning records, as-built drawings, warranties and operation and maintenance manuals. A defects-liability period follows, and our facility-management team can take on planned and reactive maintenance so the asset performs as delivered. Clients keep one point of contact from the first site visit through to aftercare.
